My staging company, A Proper Place, has recently merged with Initial Impressions to form a new entity - Sold With Style.  We are property consultants - which means we help home sellers prepare their homes for market.  We strategize with home sellers and real estate agents to ensure that they maximize the sale of one of their greatest assets. 

I’ll be using this blog space to share insights and tips on home staging, design, and improvements for properties in and around NYC.  

For now, I’ll tell you that in today’s world, a terrific photo on the web is seen by hundreds of potential buyers. If they don’t like what they see, they will CLICK to the next listing.  Make sure your online listing sings!

Estimates vs. Consultations

Coming from the Professional Organizing industry, I have learned to ask alot of questions on the phone to 1) prequalify people, 2) understand where they are coming from and 3) understand the project.  Questions separate a novice from a professional and the more information we get, the better job one can do.

The difference in estimates and Consultations are who asks the questions and who gives the answers.

When a Professional Stager visits a property and gives an estimate, usually this is a free appointment and they are gathering information, asking alot of questions about the property and what a homeowner needs in order to make a “proposal”.

Consultations are appointments whereby the Professional Stager IMPARTS informaton, makes a plan of specifics on what repairs to make, how to de-personalize a space and how to Showcase (arrange furniture, art work and lighting.)  Consultations are fee based and the home owner can then decide on his next course of action with this guide.

Both estimates and consulations are win-win ways of doing business. Time and budget usually dictate the use of one over the over.   The goal by both home owner and Professional Stager is to make the property shine before the Open House.

Changing Attitudes

02.15.10 - Attitudes and perceptions are changing in the real estate market about how to present property for sale.   I hear broker’s comments and they are beginning to understand the value of showing properties which are visually stimulting.

My education to them is that whereas property used to be shown in “as is” condition, that is no longer the case.  My service extends to more than vacant properties because 75% of the properties on the market are owner occupied.   When explaining my service, I say that ours is a service business, to improve and showcase any type of real estate.  We must think like a contractor and have the skills of an interior designer to prepare property.  Starting with a consultation of the existing home, a stager guides the seller with what to do to get his property ready for the open house.  Staging is not just for vacant properties, rather the value is in an initial review or consultation.  Statistics are showing faster sales as a result of the efforts of this profession.
